2. Eligibility

To access most features, you must create an account. Authentication is managed through Auth0 and you may register using your email address or via social login providers (Google, Apple, Facebook).

4. Service Description
Homescanner is a UK property analytics platform that provides tools for property tracking, comparison, financial calculations, and AI-powered analysis. The Service includes:
- Property portfolio management across buyer, renter, owner, landlord, and seller modes
- Property import from third-party sources (Rightmove, Zoopla)
- AI-powered property comparison and analysis (powered by OpenAI)
- Mortgage calculators, stamp duty calculators, and rental yield tools
- Interactive property maps (powered by Mapbox)
- Bills tracking, maintenance scheduling, and home management features
5. Subscriptions & Payments
5.1 Subscription Tiers
The Service is available in multiple subscription tiers (Free, Pro, and Portfolio). Features and usage limits vary by tier. Details of current plans and pricing are available on our website.
5.2 Billing
Paid subscriptions are billed in advance on a recurring basis via Stripe. By subscribing to a paid plan, you authorise us to charge the applicable fees to your chosen payment method.
5.3 Cancellation & Refunds
You may cancel your subscription at any time from your billing settings or via the Stripe customer portal. Upon cancellation, you will retain access to paid features until the end of your current billing period. Refunds are provided at our discretion and in accordance with applicable UK consumer law, including the Consumer Rights Act 2015.
5.4 Price Changes
We reserve the right to change subscription prices. We will give you at least 30 days' notice of any price increase. Continued use after a price change constitutes acceptance of the new price.
6. Acceptable Use
You agree not to:

8.1 Property Data Accuracy
Property data displayed on the Service may be sourced from third-party websites (including Rightmove and Zoopla) and public data sources (including HM Land Registry). While we make reasonable efforts to present accurate information, we do not guarantee the accuracy, completeness, or timeliness of any property data. You should always verify property details independently before making any decisions.
8.2 AI-Generated Analysis
Our AI-powered property analysis features use OpenAI's language models to generate insights and comparisons. AI-generated content is provided for informational purposes only and should not be relied upon as professional advice. AI outputs may contain inaccuracies or omissions. Always seek independent professional advice for significant property or financial decisions.
8.3 Financial Calculators
Our mortgage calculators, stamp duty calculators, rental yield tools, and other financial tools provide estimates for illustrative purposes only. They do not constitute financial advice. Results may not reflect your actual costs. You should consult a qualified financial adviser, mortgage broker, or solicitor before making financial commitments.
8.4 Not Professional Advice
Nothing on the Service constitutes legal, financial, tax, or professional property advice. Homescanner is a data analytics and organisational tool, not a regulated financial or property advisory service.
9. Intellectual Property
The Service, including its design, code, branding, and original content, is owned by Homescanner Ltd and is protected by copyright and other intellectual property laws. You may not copy, modify, distribute, or create derivative works from any part of the Service without our prior written consent.
Third-party data (e.g., Rightmove listings, Zoopla listings, Ordnance Survey data) remains the intellectual property of the respective rights holders.
10. Limitation of Liability
To the maximum extent permitted by law:
- The Service is provided on an "as is" and "as available" basis without warranties of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
- We shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or goodwill, arising from your use of the Service.
- Our total aggregate liability to you for any claims arising from or related to the Service shall not exceed the amounts you have paid to us in the 12 months preceding the claim.
